Garage Door Opener Repair North Vancouver

North Vancouver · BC
Door won't close?Often the sensors. We fix it today.

Opener humming without lifting, reversing a foot off the floor, or ignoring every remote in the house? We diagnose the opener where it hangs, from the postwar garages along Norgate Avenue to the estate bays off Eyremount Drive on the West Vancouver side. One thing worth sorting out on the call: whether the door is yours or the building's.

Garage door opener diagnosis and repair

An opener fails one component at a time. The motor, the logic board, the travel and force calibration, the pair of photo-eyes at floor level and the radio receiver are five separate things, and four of them can be put right without touching the fifth. We establish which one has actually gone before quoting, so the bill matches the fault rather than the symptom.

North Vancouver does not have one kind of garage, and the difference changes the job. On the Lonsdale waterfront, in the towers that went up along Esplanade Avenue through the 2000s and 2010s, there is usually no household opener at all: the vehicle door is a shared parkade gate and the building owns it. Move away from the water and that inverts. The postwar bungalow belt in Norgate, along Norgate Avenue, Mackay Road and Queensbury Avenue, is largely original 1950s and early-1960s stock, so the opener in those rafters is a retrofit somebody bolted in decades after the garage was framed, onto whatever header and whatever wiring happened to be there. Out on the Indian River Drive hillside above Seymour, and up on the British Properties crescents off Millstream Road in West Vancouver, a single property can run an overhead door, a detached carriage house and a powered gate at the mouth of the driveway, each carrying its own set of remotes. Three different conversations, and we would rather start the right one on the phone.

Opener faults we repair

  • On-site diagnostic of the motor, logic board, travel limits and force settings, with the fault shown to you before a price is agreed
  • Doors that stall part way up, reverse without being touched, or lift cleanly and then refuse to stay down
  • Photo-eye safety sensors re-aimed, rewired or replaced, with the travel limits reset afterwards
  • Remotes and wall keypads paired, keypad PINs set, transmitter batteries changed
  • Replacement remotes and keypads supplied and taught to openers that parts are still made for
  • Drive gears, sprockets and capacitors replaced on motors worth keeping
  • Wi-Fi openers joined to the house network and paired to the phone app, with the signal tested at the power head first
  • Opener memory wiped and only your current transmitters taught back, so nothing that left the property still opens the door

Read us the brand and model off the label on the power head, tell us what the door is doing, and we will narrow the range on the phone instead of at your door.

Booking an opener repair

01

Describe the symptom

Say whether the motor hums without moving anything, stops part way, reverses at the floor, or only fails from the remote. Those four behaviours point at four different parts and carry four different prices, so the call is worth thirty seconds of detail.

02

Give the address, clear the bay

Street address rather than the complex name or the nearest park. The hillside streets above Montroyal Boulevard and the crescents off Chartwell Drive are where a dispatcher most often needs it spelled out. If the door still opens, back the car onto the apron first, because the work happens directly under the rail.

03

Test, re-pair, hand it back

We cycle the door top to bottom, confirm it reverses off an obstruction, then teach back every remote and keypad you still hold and tell you the count before we pack up.

Why your garage door opener won't close

A door that goes up without complaint and then refuses to stay down is almost never a motor fault. The two photo-eyes sit a few inches off the slab on either side of the opening and have to hold a line of sight between them. Break that line and the opener sends the door back up, which is the behaviour it is built to have. What breaks it is mundane: a bike wheel or a recycling bin nudges a bracket out of aim, a staple works loose behind the drywall, or low winter sun comes straight into an opening and washes out the receiver. We re-aim or replace the pair, chase the low-voltage run back to the power head if the fault sits upstream of the eye, then reset the down limit so the door lands on the slab instead of hovering above it.

A hum with no movement is the opposite reading. The motor is drawing power and the load is not moving, which points at a stripped drive gear, a tired capacitor, or a trolley left disengaged by whoever last pulled the red release cord and never re-latched it. The last of those costs nothing to put right and we will tell you so rather than invent a repair around it.

Strata parkade gates and who can authorise the work

A good share of the vehicle doors on this side of the inlet are not private property. The towers on Lonsdale between 15th and 22nd, the concrete mid-rises on 1st and 2nd Avenue between Lonsdale and St. Georges, the two-storey townhome complexes on Fir Street and Cedar Street in Lynnmour: in all of those the parkade gate is common property. The instruction to work on it has to come from the strata council or the building manager, not from a resident sitting outside it at eleven at night. That is the same line we hold on lobby and amenity hardware anywhere on the North Shore. Your own bay, your own opener, your own instruction. Shared gate, theirs.

There is a second line worth knowing before you dial. If the gate fault is the reader, the intercom or the loop in the driveway that senses the car, that is an access-control technician's work rather than a locksmith's, and we would rather say so than bill you to find out. If the fault is mechanical, the operator arm, the chain, a limit switch, a gate that no longer seats in its post, that one is ours.

Remotes still paired to your opener

An opener remembers every transmitter it has ever been taught and keeps obeying them until somebody clears the list. That matters more on the North Shore than the service usually gets credit for, because plenty of properties here have more entrances than occupants. On the British Properties crescents off Eyremount Drive and Millstream Road, in West Vancouver, one address can take in a main house, a carriage house or staff accommodation and a powered driveway gate, with remotes that have passed through an owner, a property manager, a housekeeper and whichever contractor was last on site. Seymour carries a quieter version of the same thing: houses with a secondary suite, where two households share one overhead door and nobody has kept count.

We wipe the memory, teach back only the transmitters in your hand, and give you the number. After a purchase or a change of tenant, that number is the only one you can actually rely on, and it costs less than most people assume.

Frequently asked questions

Why won't my garage door close all the way?
Check the small indicator light on each photo-eye before you call. If one is dark or blinking, the pair has lost alignment or lost power, and that is a sensor job rather than a motor job. We re-aim or replace them and reset the down limit so the door seats on the slab. It is among the cheapest faults on the list, which is worth knowing before anyone quotes you a whole new opener.
The remote works but the wall button does nothing
Then the radio side is healthy and the trouble is in the low-voltage pair running between the button and the power head. Staples, drywall screws and any garage rebuild will pinch that wire. We test it at both ends, repair or re-run it, and change the button if the contact has worn out. Small job, and it does not call for a new unit.
The parkade gate at my building is stuck. Can you fix that?
Tell us the building and we will give you a straight answer. A shared parkade gate is common property, so the go-ahead comes from your strata council or building manager rather than from you. With that in hand, mechanical faults are ours: the operator, the chain, the limit switches, a gate that no longer seats. If it turns out to be the reader, the intercom or the loop in the driveway, that is access-control work and we will say so rather than charge you to discover it.
We are up the hill. Will a Wi-Fi opener hold a signal?
Elevation has nothing to do with it. What matters is where your router sits relative to the power head hanging in the middle of the garage ceiling, and what stands between the two. A garage tucked under the house, behind a concrete wall, or at the far end of the floor plan is the case that struggles, and that happens down by the Quay as readily as it does on the Edgemont plateau. We test the signal at the opener before setting it up, and where it is marginal we say so and suggest moving the router or adding a hub rather than selling you a unit that drops out.
We just moved in and have no idea how many remotes exist
Assume there are more than you were handed. We clear the opener's memory, teach back only the transmitters you actually hold, and tell you the count so there is a figure you can trust. It takes minutes on most units. If the property also has a powered driveway gate or a second detached bay, those get the same treatment on the same visit instead of becoming a second call.
Is it worth repairing, or should I replace the opener?
Sensors, remotes, wall buttons, gears and capacitors are nearly always worth repairing, and on a serviceable motor those parts cost a fraction of a new unit. Replacement earns its money when the motor winding has gone, when the logic board has failed on a machine old enough that boards are no longer made, or when nobody still sells the drive gear for it. We tell you which of those you are looking at, with both figures, and we are perfectly content to leave having only realigned a sensor.
