Safes divide between North Vancouver and West Vancouver more cleanly than almost any other locksmith job. On the North Vancouver side the call is more often a keypad box in a strata suite. In West Vancouver it is more often something older and heavier that came with the house. Both open. Which of the two you are standing in front of is the first thing worth telling us, because it decides the estimate and the length of the visit.
Safe work is booked work. The line answers around the clock for lockouts, but a shut safe is rarely a ten-minute emergency, and urgency is not what moves the number on this kind of job. Two things do: who manufactured the box, and how the lock behaves under your hand. Across the seventeen areas covered from here, those two facts land in two very different places.
North Vancouver is strata country. The waterfront towers along Esplanade, the 1980s and early-90s concrete up on 1st and 2nd Avenue, the twelve and fifteen storey buildings on Lonsdale between 15th and 22nd. What we are called to in that stock is mostly electronic, mostly recent, and mostly standing in a closet. Cross into West Vancouver and it inverts. Dundarave, Ambleside and Caulfeild are house neighbourhoods built largely between the 1940s and the 1980s, and the safe is often older than the owner.
Method follows from that even though the price list does not. A keypad failure is treated as a power failure until the meter says otherwise, and that check happens in the first few minutes at the door. A dial nobody has turned since the 1960s is given the time it needs instead. What gets asked on the phone is identical either way: who made it, any numbers still readable on the body or the door, and what happens mechanically when you try it.
The waterfront towers along Esplanade, and the blocks immediately north of them, are largely 2000s and 2010s construction, and what we open in them is nearly always a consumer keypad model. Plenty of people cannot say who made theirs without walking down the hall to look, and in a suite bought second-hand there may never have been a code passed on at all. Go and check before you ring, then photograph the keypad and any plate on the reverse of the door. Two photographs beat ten minutes of describing it.
Reaching you is the other half of a tower call. Parking around the Quay and along Esplanade is tight, timed lots and strata garages are the norm, and in some buildings the visitor buzzer is what issues a parking tag. Give the street address plus the unit number, not whatever name is on the building, and say how a visitor gets through the front door. If the lobby intercom is the obstacle rather than the safe, say so on the phone and it gets sorted on site with whoever is on the concierge desk or holds the manager's number. A block or two up, toward St. Georges, the buildings are a generation older, and the way in is often an intercom or an on-call manager number posted by the door rather than a staffed desk, which changes the plan rather than the price.
Bolting a new safe into a strata suite is the question we hand straight back to you. We will say what the hardware needs and put dimensions and an installation photo in your hands for a council submission, but nobody here reads bylaws on an owner's behalf, and the approval is yours to hold before anything is drilled. Inside your own four walls the case for anchoring makes itself: fixed down it is a safe, and loose in a closet it is luggage with a keypad on it.
Dundarave and Ambleside carry a great deal of housing from the 1940s through the 1970s, and West Vancouver homes built before 1960 quite often have an in-wall or floor safe somewhere in them. Owners do not always know. It surfaces when a panel comes off during a kitchen job, when carpet is lifted in one of the Arts and Crafts houses on 23rd, or when a basement is finally emptied after thirty years. Dial or key-lock, usually. The key went missing decades ago and nothing about it came across at the sale.
Wherever the mechanism allows, these come open with the surround intact, and two coastal facts complicate that. The first is age: a dial left standing for fifty years can be seized rather than simply locked. The second is damp. Salt air along the Ambleside seawall and the Dundarave foreshore reaches lock internals exactly as it reaches an exterior cylinder, and a floor safe bedded into a basement has taken decades of it. Once a lock body has corroded past the point where it can be manipulated, the door is drilled at the access point its maker designed for that purpose rather than anywhere convenient, and you approve the cost of the replacement lock first.
What sits under the floor decides the anchor. Norgate's north end is a belt of 1950s bungalows and split-levels, up around Mackay Road, Queensbury Avenue and Norgate Avenue itself, and the Edgemont Village ranchers and split-levels on Glenmore Drive are much the same vintage. In both, a main-floor closet usually means joists with a finished room below, which is the argument for putting the safe on a garage or basement slab instead. Upper Lonsdale and Pemberton Heights add gradient to the question. A house on Larson Road, or one of the steeper Prospect Road addresses, can have its garage sitting a full storey away from the room you had in mind. The newer infill townhome stratas in the blocks between Edgemont and Montroyal Boulevard send you back to your council before anything is bought.
Then there is carrying it. None of this is flat country. A long driveway off Eyremount Drive or Chartwell, a British Properties cul-de-sac with a ravine behind it, an address on Panorama Drive where the road narrows more than a map lets on, a Caulfeild street above Marine Drive where the route maps fine but the final approach is worth confirming out loud: all routine, and all worth raising at booking, along with how many steps are involved and how far the van will end up standing from the door. Crew size is settled on that call rather than improvised on arrival.
A short job and a long one can look identical from the doorway. Flat cells in a consumer keypad is quick work. A dial in a Dundarave basement that has not been turned in living memory is not, and pushing it along only raises the odds of turning an opening into a drilling. The table below is where uncomplicated North Shore jobs land. Give us the maker and the lock type on the phone and the range tightens considerably. Nobody is charged for the trip out to quote.

Those are ranges, not quotes. A weekend or after-hours visit is billed above the business-hours rate, and the amount is named while you are still on the phone. We take cash, debit or card at the door.
Who built it, any model number still readable, dial or keypad, and which floor and which room it is standing in. A photograph is worth more than a paragraph. That conversation produces the price range, the arrival window, and the answer to whether one technician will be enough for the address you are at.
Power, then the emergency keyway, then manipulation, in that order, before anything irreversible is considered. The technician arrives carrying scopes, manipulation tools, electronic test gear and a drill kit. The figure is settled with a technician standing in front of the box, not guessed at beforehand, and if a secondary locking device has already tripped you hear about it before work begins.
With the door open, the bolt work is checked for a clean throw and the combination or code goes to something only you know, entered by you. The lock is cycled several times before the kit goes back in the van. If a mechanism has reached the end of its life we will say so plainly and quote the replacement instead of guessing at a repair.
What a business keeps in the box decides everything else about the call. Clinics and professional offices on Lonsdale between 13th and 20th mostly keep records, so the hardware is fire-rated filing and document safes, and the request tends to arrive a week or two after the only person who held the code moved on. Cash is the other half of the map: the Quay market block, lower Lonsdale between the Quay and 3rd, the Marine Drive run at Ambleside between 14th and 16th, and the Edgemont Boulevard shops. Counter and drop safes, and a code that has been typed in front of too many people across too many shifts.
Two stretches sit in a category of their own. The village businesses at Deep Cove, along the shops and café row on Gallant Avenue, and the Bay Street strip and marine operators at Horseshoe Bay, both run hard through summer and quietly through winter, and both are close enough to the water that salt finds anything with a moving part in it. Specify better internals in a counter safe at either end and you are not replacing it after two wet seasons. Both are also places where losing a trading day genuinely hurts, so the work is fitted around opening hours, including after close. Changing a combination once somebody leaves is scheduled work, not an emergency.
